Beacon Hill mansion tops August sales
Eleven million-dollar-plus single-family homes were sold during August, compared to eight in July and eight a year earlier.
The most expensive home was the Federal-style townhouse on Louisburg Square, opposite the home of Sen. John F. Kerry, which sold for $11.5 million.
Tracy Campion of Campion and Company Real Estate was the listing broker; Megan McGough and Margaret Hannemann of Hammond Residential Real Estate were the selling brokers.
Encompassing 7,674 square feet of living space on six floors, this home at 20 Louisburg Square was built in 1835.
It was completely renovated, integrating elegant mid-19th century details with 21st amenities.
The bow front living room is grand, with a huge fireplace, above which is a stunning mirror.
Several panes of glass in the tall windows are original and have turned amethyst in color from the manganese oxide.
The living room is open to the dining room that features a matching carved fireplace with a beautiful mirror above the mantel.
The country-style eat-in kitchen with honey pine flooring is equipped with the finest stainless steel professional appliances and an expanse of custom-built cabinetry.
In the center of the room is a long farmer’s table topped with marble.
Above the stone counters is a backsplash of Delft tiles.
The 19th century carriage house at 31-35 Beaver Place on the Flat of Beacon Hill was sold for $2.5 million.
One of the most outstanding features in this home is the two-story mahogany-paneled library and home office with built-in workspace and shelving.
The residence also has seven fireplaces, four bedrooms, five full baths and two half baths. A family room with a fireplace extends the full length of the house and opens outdoors.
In addition to a large roof deck with sweeping views of Beacon Hill, Back Bay and the Charles River, there is a brick landscaped courtyard that in the past has been included in the Beacon Hill Garden Club’s hidden garden tour.
Altogether six of the 11 million-dollar homes were on Beacon Hill. Two were in the South End and one each was in the Back Bay, in Charlestown and in the Fenway.
They include two featured homes – the former carriage house at 31-35 Beaver Place on the Flat of Beacon Hill, which sold for $2.5 million, and the charming house in the South End at 8-10 Taylor St., adjacent to a lovely park.
