Boston developer creates five fabulous Beacon Hill condos
High on Beacon Hill near the State House a five-story brick building has been completely renovated. Rose and Thistle Development LLC acquired the property at 62 Myrtle St. in 2008 and set about creating five well-designed condominiums.
“It was in really terrible shape. The pitch of the floors was dreadful,” said Robert McLean, one of the developers.
“We took everything out and were left with a brick shell.
“Everything is brand new, the plumbing, the wiring, a new roof, even a new water and sewer hookup,” in anticipation of a city project, he said.
“The finishes area comparable to $4 million to $5 million projects,” said Kelsey Abernathy of Coldwell Banker Residential Brokerage, who is marketing the new condos. They are priced between $769,000 and $965,000.
Meyer and Meyer Architects of Boston designed the interior space.
The exterior doorway to the home was restored, as was the brickwork. The elaborate entrance includes fluted concrete pilasters on either side of the door, above which is an arch with rosettes and a stained glass fanlight.
Step inside and you’ll discover a second door and a large foyer with a side hall floor plan. The Duffy quarter-sawn white oak flooring, which is used throughout the units, is laid in a herringbone pattern. The lobby and the stairway feature paneled wainscoting.
Beyond the stairs is the entrance to Unit 1, which is the only one-bedroom, one-bath condominium in the building.
The others have two bedrooms and two full baths.
Turn right and you can step into the main living spaces.
Unit 1 is a one-bedroom condo with a private brick patio, accessed through French doors.
What is particularly interesting is that the rear of the building stands apart from its neighbor, so that there are exposures on two sides.
The dining area has a window, and the kitchen is open to the expansive living room, which has crown molding and recessed lighting.
The kitchen features stainless steel appliances – a Sub-Zero refrigerator, a Jenn-Air range and microwave and a Bosch dishwasher – and custom-built white cabinetry.
The counters are topped with Crema Marfil marble, and one countertop serves as a breakfast bar. Next to the refrigerator is a closet with a stacked Bosch washer/dryer.
At the back of the living room is a gas fireplace with a white wooden mantel. Next to it are French doors that open onto an enclosed 235-square-foot brick patio.
The kitchens in Units 2, 3 and 4 are identical with high-end stainless steel appliances and New Venetian gold granite counters.
At the front of the building is a large bedroom with a double closet. The full bath is tiled with marble. Blue Ridge marble in a basketweave pattern is on the floor, while the walls are covered with white statuary marble. The vanity top has Danby marble.
The condos on the second, third and fourth floor are nearly identical. They have the same floor plans and the same square footage – 1,001 square feet.
The living room and the second bedroom are at the front of the building, and the master bedroom with a huge closet is located at the rear.
Each living room has a gas fireplace and flows toward the dining room.
The kitchen is opposite the dining area and is enclosed.
The penthouse has two bedrooms and a private roof deck, built of mahogany.
The cabinetry and appliances are the same as those in the first-floor unit, but New Venetian Gold granite tops the counters.
A hallway with two full baths leads to the master bedroom. The guest bath has a pedestal sink, a combination shower/tub and walls tiled with white statuary marble. The flooring has a basketweave pattern of marble. There is a linen closet as well.
In the master bath, which boasts an oversized shower, Crema Luna marble is used on the vanity top, the walls and the floor.
In Unit 2, open shelving and cabinets were added on either side of the fireplace to demonstrate options for the space. Between the two baths is the laundry closet with a stacked washer/dryer.
The penthouse boasts some upgrades as well as an interior staircase that leads up to a 366-square-foot roof deck.
Unit 2, which was staged, has built-in shelving on either side of the gas fireplace. Floor plans in Units 3 and 4 are similar.
Here the quarter sawn oak flooring has been stained a dark walnut color throughout, and built-in shelving with storage cupboards flank the fireplace. Wainscoting has been added too.
A skylight in the kitchen further brightens the workspace, which has Bianco Carrara marble countertops and a Wolf gas range.
The second bedroom is at the front of the building, off the living room, and the master bedroom at the back, just as in the other homes. The master bath is finished with Crema Luna marble, but in the second bath, the walls and floor have white Thassos marble.
A full staircase bathed with natural light from a large skylight takes you up to the deck, which has a head house built of dark aluminum. The deck is mahogany, which is unusual at this price point, said Abernathy.
Views sweep across the rooftops of Beacon Hill, and you can see the gold dome of the State House from one angle. Water, electric service and a gas connection are available on the deck, nice amenities when you entertain.
Each condo has two zones of air conditioning and heating systems, and hot water is available on demand. The condos have been wired for an intercom and an alarm system.
Wiring above the fireplace mantels allow for placement of a flat-screen TV.
