Boston residence is among December's top sales

An elegant condominium at 45-47 Commonwealth Ave. in the Back Bay is among the spectacular sales of Boston homes in December.
Unit 3 is one of five magnificent homes in the formidable double house with fluted columns on either side of the entry.
Karen Tedeman of Hammond Residential Real Estate was the listing broker for this three-plus-bedroom home, and Ron Medina of Gibson Sotheby’s International Realty was the selling broker.
Its selling price was $4.325 million, which translates to $1,500 per square foot.
Constructed in 1869, the buildings housed apartments for many years. Piccione Development of Woburn completely gutted the buildings, restored the exteriors to their original splendor and redeveloped the interiors between 2008 and 2010.
The principal living spaces of Unit 3 overlook the Commonwealth Avenue Mall and boast an open floor plan.
Cosmic Black granite counters contrast with the custom cabinetry and high-end stainless steel appliances in the kitchen.
A large foyer with a powder room leads into the living room with a three-window bay. Beautiful shelves for displaying objets d’art or books flank a handsome gas fireplace, which has a marble mantelpiece original to the building.
This room flows easily into the dining area, which is adjacent to a large family room that can be closed off by pocket doors. The family room is open to the kitchen.
Custom-designed white cabinetry contrasts with the Cosmic Black granite counters and the Jerusalem gold backsplash tiles. The high-end appliances, including a Wolf six-burner gas range, convection wall oven and microwave, are stainless steel, and the Sub-Zero refrigerator is paneled to match the cabinets.
At the back of the home are three large bedrooms, each with en suite baths. The master bedroom features built-in bureaus and beveled mirrors outside a huge walk-in closet split in half for him and her.
The master bath with a glass-enclosed shower is tiled with honey onyx, but the soaking tub is set into a black marble deck.
The home is wired for surround sound in each room, including the master bath and a study off the living room that has pocket doors.
The master bedroom is spacious. Built-in bureaus and beveled mirrors are in an alcove that leads to the huge walk-in closet.
Other amenities are radiant heated floors and two deeded parking spaces in the garage beneath the building. Just one other condo, Unit 4, is available in this building, which Tedeman has listed at $4.475 million. The floor plan is nearly identical to the one for Unit 3, although it is slightly larger at $2,954 square feet. The developer selected different granite and marble for this residence.
