Charming condo is available in Victorian Boston
By Cindy Bailen
The South End has more than its share of beautiful streets.
West Brookline Street is especially scenic with the Concord Baptist Church on the corner, plenty of mature trees and a charming little fountain with a koi pool in front of a bed and breakfast inn in one of the many bow front, high-stoop Victorians lining the street.
Although the homes are similar from the outside, it’s the detail inside that makes each distinctive. Enter through the big double doors at 202 West Brookline St. to see an example. You’ll have a chance to admire the Ralph Lauren wallpaper in the foyer, so reminiscent of Victorian style, before you pay a visit to Unit 2.
The original parlor doors are the unit’s front doors now. They lead to a welcoming front parlor, now the unit’s 25-foot-long living room. Sumptuous green and gold draperies hang at the bow windows, complementing the soft balsam green walls.
The ceilings are high, with crown moldings. A carved marble mantel and surround highlight the room’s wood-burning fireplace, flanked by custom built-ins.
You’ll find yourself ready to sit down and get comfortable in this lovely space, and you’ll know as you look around that the more you see, the more you’ll like.
Joelle Maguire of Hammond Residential Real Estate is marketing this property for $989,000.
A granite-topped island separates the chef’s kitchen from the dining room, which includes a marble mantelpiece.
Educated in architecture and interior design, Maguire, a charming French woman, has been selling real estate for many years and has lived in the South End for 25 years.
She knows some of the great secrets of the neighborhood, including this one: “The sun comes in in the morning at the front of the unit. In the late afternoon, it comes back because it reflects off the Hancock tower.”
The back parlor is now the dining room. It has a tray ceiling with a marvelous chandelier suspended over a graceful oval table. (The homeowner’s furniture is perfectly scaled for this place and may be negotiated into the price of the unit.)
More built-ins provide ample space for storage and display. The dining room has its own marble fireplace accented with a carved seashell.
“This is so New England,” Maguire exclaims. Through the glass door in the bow of the dining room, you can see the unit’s private deck and a leafy view of the trees in back.
A mirror above the fireplace reflects the petite and perfect open kitchen. Gleaming white custom cabinetry makes the kitchen feel more expansive.
Leafy trees shade the private deck that is located off the dining room and kitchen.
“For a kitchen this size, they did an amazing job,” says Maguire.
Uba Tuba granite counters are deepest green in color, accentuating the balsam green of the walls. The appliances are all high-end, including Gaggenau double oven and cooktop with a Faber vent fan, Sub-Zero refrigerator concealed in cabinetry, built-in KitchenAid microwave and a Fisher & Paykel two-drawer dishwasher.
A stainless steel undermount sink is placed in the middle of the granite-topped peninsula. The couple can enjoy casual meals at the breakfast bar, lit by two pendant fixtures.
A large powder room is located off the kitchen. It has an oval pedestal sink and matching toilet, stunning wall covering in a lotus pattern and extra storage.
The unit’s upstairs bedroom level can be accessed by way of the spiral staircase in the living room or via a lovely staircase in the building’s front foyer. Either is a good choice.
The master bedroom is oversized and filled with light from three windows. The homeowners can lie in bed and appreciate the architecture of the church across the street.
The master bedroom suite is expansive, and an arch, accented with acanthus leaves, creates a separate space for the bed.
This room is decorated in pale, restful colors, and the wool carpet provides lots of texture.
The queen-sized bed has its own section, separated from the rest of the room by an arch carved with acanthus leaves.
On the opposite side of the room is a well-organized custom closet with solid wood built-ins. If new owners desire, they can extend the closet to cover the rest of the wall.
Carrara marble defines the master bath. It also has a tub/shower combination with a fabulous showerhead and pedestal sink. There is a tall storage cabinet in the bathroom and a linen closet right outside the door.

The guest bedroom could easily be another master. Painted in a rich russet color, the room has built-in bookshelves on either side of the bed and a custom closet for the wardrobe.
Anyone would want to stay here, just to enjoy this luxurious en suite tumbled marble bath.
The guest bedroom with custom-designed bookshelves has an en suite marble bath.
There is a spacious walk-in shower with glass door, a unique vanity that resembles a marble-topped dresser, a large window and a cabinet housing a stacked Bosch washer and dryer pair.
The unit has many advantages, including a wide parking space, central heating and air conditioning, and its beautifully designed rooms and lovely fits and finishes make it out of the ordinary. Everything about it seems brand new.
“I love this unit,” Maguire says. “Every time you look at it, you see something new.”
