Condo prices rise in six neighborhoods in July
Condo sales in July in the 11 neighborhoods covered by Boston Homes totaled 348 compared to 346 a year ago, but they fell from 421 a month earlier.
Median sale prices, however, seemed to have stabilized. Six neighborhoods saw higher median selling prices than a year ago, but just four areas had median sale prices that were higher than those in June, according to data from the Listing Information Network.
Only the Charlestown/Navy Yard and the Downtown/Seaport areas saw increased selling prices in both sets of comparisons.
Four sales were concluded in July at 45 Province, the stunning, 32-story full service building in the heart of Midtown. Prices for the two-bedroom condos ranged from $725,000 to $1.1 million, and all included deeded parking.
The Back Bay/Midtown market had the highest median selling price at $817,000 with the Downtown/Seaport market following close on its heels with $810,000.
It was a two-bedroom, 1,476-square-foot condo at 12 Marlborough St. in the first block from the Public Garden in the Back Bay that was the median sale in July.
A year earlier, a one-bedroom, 735-square-foot condo at the new, full-service building at 45 Province in Midtown was the median selling price at $735,000.
In June, the median sale was a corner unit at 40 Hereford St. with two bedrooms and 1,233 square feet of living space. Its price was sold $830,000.
An $810,000 duplex at 25 Channel Center was the median sale in the Downtown/Fort Point/Seaport District in July. It has two-plus bedrooms, a deck, a deeded garage parking space and 2,103 square feet of living space.
In June the median sale was another duplex in the building with one-plus bedrooms, 1,398 square feet of living space and deeded garage parking. It sold for $600,000.
A year ago, the median selling price in this neighborhood was $549,000, which purchased a one-bedroom, 1,402-square-foot condo at 210 Lincoln St.
A two-bedroom, 1,213-square-foot unit at Lincoln Wharf, which sold for $549,000, was the median sale in July in the Waterfront/North End/Financial District.
At the W Boston, the iconic 28-story glass and steel building at 100 Stuart St., four sales were completed in July. Prices ranged from $355,000 for a 507-square-foot studio to $1.6 million for a two-plus-bedroom,1,715-square-foot residence with deeded garage parking.
A year earlier, the median selling price was $562,250, which acquired a two-bedroom, 1,012-square-foot condo at 36 Hull St. June’s median selling price was $547,500 for a two-bedroom, 1,165-square-foot condo at 154 Commercial St.
The South End/Bay Village neighborhood had the next highest median selling price at $535,000. That sum acquired a two-bedroom, 1,127-square-foot duplex with a deck at 453 Massachusetts Ave. A one-bedroom, 627-square-foot condo with a deck, plus deeded parking, at 141 Worcester St. was the median sale in July 2010. That price was $515,000. June’s median selling price of $585,000 was for a two-bedroom parlor-level condo at 15 Upton St.
On Beacon Hill, a two-bedroom, 600-square-foot condo at 19 Revere St. was the median sale in July at $425,000.
That compares to $525,000 a year earlier. That price was for a one-bedroom, 749-square-foot condo with a deeded garage parking space at Bowdoin Place. In June, the median selling price was $447,000 for a two-plus-bedroom penthouse at 282-284 Cambridge St. with 844 square feet of living space, plus a roof deck.
The area encompassing Charlestown and the Navy Yard saw the next highest median selling price at $410,000. That sum was for a corner unit at 55 Main St. that has two bedrooms, 758 square feet of living space and deeded parking. Interestingly, that sum also is the median sale price among the 348 condos sold in the Boston Homes’ neighborhoods.
A year ago, the median selling price was $407,500, which purchased a two-bedroom, 1,006-square-foot home at 381 Bunker Hill St. That same sum was the median in June for a one-bedroom, 785-square-foot condo at 31.5 Mt. Vernon St. that also has a roof deck.
South Boston surpassed Jamaica Plain this month in achieving higher median selling prices. The 939-square-foot unit at 192-194 L St. with two-plus bedrooms and a deck, which sold for $356,000, was the median sale in July.
A year earlier, the two-bedroom, 805-square-foot condo at 342 E St. with a deck and a deeded garage parking space was the median sale. The price was $380,000. June’s median selling price was $356,000 for a two-bedroom, 840-square-foot unit with a deck at 11 Thomas Park.
Jamaica Plain’s median selling price in July was $323,500, which purchased a three-bedroom, 1,380-square-foot condo at 64 Hyde Park Ave.
Three sales were recorded in July at the Clarendon, the striking 33-story Back Bay building at 400 Stuart St. Prices ranged from $725,000 to $2.35 million.
In July 2010 the median selling price was $325,000 for a three-bedroom, 1,087-square-foot condo at 60 Parkton Road. June’s median was a one-bedroom, 805-square-foot condo with a balcony and a deeded parking spot at 121 Green St. It sold for $338,000.
A penthouse with one-plus bedrooms and 526 square feet of living space was the July median sale in the Fenway neighborhood. Its address was 60 Queensberry St. A year earlier, a one-bedroom penthouse with 685 square feet of space at 110 The Riverway was the median sale at $350,000.
June’s median selling price of $285,000 was for a 595-square-foot, one-bedroom unit at 70 The Fenway.
Saratoga Street in East Boston was the address for the median sales in July of this year and last as well as June.
At 133 Saratoga St., a one-bedroom, 910-square-foot condo, the median selling price was $261,000 in July. A year earlier, the median selling price was $189,000 for a two-bedroom, 880-square-foot condo at 910 Saratoga St. June’s median selling price was $291,000 for a three-bedroom, 1,280 square-foot unit at 845 Saratoga St.
Dorchester’s median sale price in July was $171,798 for a two-bedroom, 954-square-foot condo at 19 Upham Ave.
In July 2010, the median sale was a $109,900 four-bedroom condo at 46-48 Walnut St. with 1,727 square feet of living space. June’s median sale price was $195,000 for a two-bedroom, 940-square-foot condo at 58 Percival St.
