Condo sales increased in August
Across the state and within Boston’s neighborhoods, condo sales in August rose dramatically. Median sale prices increased in some of the city neighborhoods, but in others they remained flat.
Condo sales in August in the 11 neighborhoods covered by Boston Homes totaled 402 compared to 329 a year ago. July saw 349 sales.
Five neighborhoods saw higher median selling prices than a year ago, and just four areas had median sale prices that were higher than those in July, according to data from the Listing Information Network.
A two-bedroom, two-bath condo with 1,370 square feet at the Lofts @ 36 A St. was the median sale in the Downtown/Seaport district in August.
Only the Beacon Hill/West End, Charlestown/Navy Yard and the Dorchester neighborhoods saw increased selling prices in both time frames.
The Back Bay/Midtown market had the highest median selling price at $649,000 with the Downtown/Seaport market recording a median selling price of $595,000.
It was a one-bedroom, 1,069-square-foot condo at 45 Province that was August’s median sale for the Back Bay/Midtown section of the city. Valet parking is included.
A year earlier, a one-bedroom, 1,104-square-foot condo at the W Boston, which sold for $750,000, was the median sale. That condo has rental parking.
Both of these residences are in full-service buildings. July’s median sale was $859,000, for a two-bedroom, 1,425-square-foot condo at 333 Commonwealth Ave., a complex staffed by a concierge.
Seven residences at the new high-rise full-service building at 45 Province in Midtown were sold during August.
A two-bedroom condo with 1,370 square feet of space was the median sale in the Downtown/Seaport neighborhood in August. The property, located at 36 A St., sold for $595,000. A year earlier, it was a 969-square-foot, one-bedroom unit at the Macallen Building, 141 Dorchester Ave. that was the median sale. Its price was $535,000.
A duplex with two-plus bedrooms and 2,103 square feet of living space at the new 25 Channel Center was the median sale at $810,000. Deeded garage parking was included in each sale.
In the South End, a two-bedroom, 873-square-foot home at 474 Shawmut Ave. that sold for $535,000 was the median sale in August.
That compares to a year earlier, when the median selling price was $563,000 for a one-bedroom corner unit with 1,163 square feet of space at ArtBlock West on Harrison Avenue that sold for $563,000. That condo included deeded garage parking.
The median selling price in July was $497,500 for a two-bedroom duplex with 1,030 square feet at 8 Worcester Square.
The North End/Waterfront area was the next highest median selling price at $485, 000. That sum purchased a two-bedroom, 1,014-square-foot duplex at 99 Fulton St.
Five condos at the new development at six9one in the South End at 691 Massachusetts Ave. were sold in August at prices ranging from $334,000 to $574,000.
A year earlier, a two-bedroom, 1,052-square-foot condo at 170 Commercial St. was the median sale at $575,000. July saw a median selling price of $590,000 for a two-bedroom, 1,130-square-foot condo at 158 Commercial St. None included parking.
On Beacon Hill, it was a 650-square-foot unit with one-plus bedrooms at 37 Revere St. that sold for $435,000 that was the median in August. That compares to $350,000 for a 513-square-foot, one-bedroom unit at 18 Irving St. a year earlier and to $420,000 for a 625-square-foot, one-bedroom home at the River House, 145 Pinckney St., which sold in July.
Parris Landing in the Charlestown Navy Yard had four sales in August, including a two-bedroom, 946-square-foot unit that was the median sale at $415,000. In August 2010, the median selling price was $400,000 for a two-bedroom, 1,000-square-foot condo at 26 Cross St. A two-bedroom, 1,072-square-foot residence at 7 Trenton St., which sold for $395,000, was the median sale in July.
A two-bedroom, 969-square-foot condo a 2-4 Monks St. that sold for $355,000 was the median sale in August in South Boston.
A year earlier, a top-floor unit at 637-639 East Seventh St. with two bedrooms and 870 square feet of space was the median sale at $370,000.
July’s median sale was the same amount as in August and purchased a two-bedroom, 928-square-foot condo at 415 West Fourth St.
It was a $314,000 loft at 65 Brookside Ave. with 1,128 square feet of space that was the median sale in Jamaica Plain in August. Two tandem parking spaces were included in the sale.
A 3,222-square-foot penthouse at the Mandarin Oriental was the most expensive condo sold in Boston during August. Its price was $5.4 million.
In August 2010, a two-bedroom, 1,200-square-foot condo at 17 Forbes St. was the median sale at $349,000. A three-bedroom, 1,380-square-foot unit at 64 Hyde Park Ave. was the median sale in July. Its price was $323,500.
In the Fenway, the median selling price was $285,000 in August. That sum was for a one-bedroom, 580-square-foot unit at 90 Gainsborough St. A year earlier, the median price was $322,050 for a two-bedroom, 684-square-foot condo at 131 Park Dr. A condo with one-plus bedrooms and 526 square feet of space at 60 Queensberry St. was the median in July. Its price was $290,000.
Last are the East Boston and Dorchester neighborhoods, which saw median selling prices selling close to a quarter million dollars in August.
In East Boston, a two-bedroom, 895-square-foot condo at 176 Princeton St. was the median sale at $225,000. In August 2010 the sum of $211,100 was the median selling price, which purchased a one-bedroom, 908-square-foot condo at 237 Webster St. A $261,000 unit with one bedroom and 910 square feet of space at 133 Saratoga St. was the median in July.
A three-bedroom, 1,132-square-foot condo at 51 Florida St. was the median sale in Dorchester. It sold for $230,000. That compares to $180,000 a year earlier, which purchased a two-bedroom, 1,048-square-foot condo at 12 Nixon St. July’s median selling price was $171,798, which purchased a two-bedroom, 954-square-foot condo at 19 Upham Ave.
