Contemporary Seaport loft is a spectacular sale
One of the penthouses at the Court Square Press building at 9 West Broadway in the Seaport District is counted among July’s spectacular sales.
The loftlike condominium has 2,967 square feet of living space, two-plus bedrooms, three baths and deck rights, and it sold for $1.62 million. The two parking spaces that were included in the sale cost $80,000, bringing the transaction to $1.7 million
Rob Cohen of Boston Realty Advisors was the listing broker; Sarah Glovsky of the Charles Realty was the selling broker.
It is a corner unit with expansive views to the north and west. Its open floor plan lends itself to flexibility, with an option to carve space from the living room and create a third bedroom.
Many of the original elements of the 1906 building, such as exposed brick and hand-hewn beams, were preserved and incorporated into the creation of 129 condos when the former manufacturing building was converted in 2005.
In Unit 605 environmentally inspired materials were used as well.
The dining area has a 20-foot-high ceiling with clerestory windows.
Inside the foyer is a wall of refinished Douglas fir, and the flooring is dark, reclaimed walnut.
The dining area is open to the living room, but it has a 20-foot ceiling with clerestory windows. The ceiling drops to 13 feet in the living area and kitchen, but against one wall is enough height to build a staircase to a roof deck.
The buyers plan to do that, says Glovsky.
Completely contemporary is the fireplace. It has a floating, elliptical base and a tall chimney of brushed steel.
Stainless steel dominates the kitchen. There is a stainless steel island with a deep rectangular sink; the countertops and open shelving are stainless steel too, as are the top-of-the-line appliances.
A hall off the kitchen and dining area lead to two carpeted bedrooms, which are also connected by an interior door.
The master bedroom has an en suite sumptuous bath, lavishly tired with Carrara marble.
It has a deep soaking tub with air jets and a separate, glass-enclosed shower.
The kitchen appliances, counters, open shelving and center island are stainless steel.
Off the hall are the second bath, equipped with a combination tub/shower with a rain showerhead, and a huge laundry room with a stacked washer and dryer.
The sale included two deeded parking spaces in the adjacent garage at the Macallen Building.
Other amenities in this complex include access to a fitness center, a landscaped terrace with an outdoor lap pool and a community room/theater with a kitchen and bath and a 24-hour concierge.
