FP3 is Fort Point's new development
A new mixed use development in Fort Point on Congress Street, occupying two completely renovated structures and one newly constructed building, offers 92 residential units as well as three exciting new ventures from Barbara Lynch, the renowned Boston restaurateur.

The Marketing Group of New England is marketing the property, which is already 30 percent sold. The condominiums range in size from 600 square feet to 2,500 square feet, and in price from $452,000 to $1.798 million.
FP3’s residential space comprises four stories in the renovated and new buildings, where a range of loft-style units are located, and three new floors that house 17 terrace homes and four luxury penthouses, all with private outdoor space.
Such an arrangement has allowed for an extraordinary flexibility in interior design, and sales director Marianna Iacoi says that nearly every home has a unique floor plan. The lofts come in many sizes, from one bedroom and one bath to three bedrooms and two-and-a-half baths.
Unit 309 has been furnished as a model, with handsome interior design by Joåo Stefanon of JFS Design Studio. This comfortable space features an open living, dining and kitchen area with lovely light from the oversized windows at the front.
Hardwood maple floors, found throughout all of the residential units, keep the palette light, and so do the sleek white cabinets in the kitchen.
Each of the terrace units features a private outdoor space with wonderful views. There is also a common roof garden on the building.
All of the kitchens are by Arclinea, and all feature a package of stainless steel appliances, including a gas range. The design is trim and unadorned – perfect for the space.
It is also thoughtful, with self-closing drawers lined with rubber matting, pullout shelves in the under-cabinets, and even one large cupboard for kitchen appliances that has electric outlets within it.
The master bedroom is also at the front of this home. It is a light and serene space with a wonderful, big closet and a nice bath en suite.
A second full bath is in the hallway outside the master bedroom. For the most part, bathrooms in the lofts and terrace homes feature ceramic and glass tile, crushed quartz vanity counters and stylish fixtures.
A nice interior space has been furnished as a study that can double as a guest room. A vibrant Chinese red wall enlivens the space, which can be closed off by a beautiful architectural sliding door.
Another model, Unit 613, offers an example of a terrace flat. Hacin designed this two-bedroom, two-bath home, and its generous space is contemporary and inviting with an elegant color palette.
The entry hall, which has a full bath that can serve both guests and the second bedroom, leads to a beautiful living, dining and kitchen space that is surrounded by glass.
Outside is a wraparound terrace with stunning views of the city and the neighborhood. (All of the terraces are also equipped with water, electricity and gas.) This kitchen features dark cabinetry and a large island that serves to delineate the space.
In the large master bedroom, there is a wall of built-in closet and storage space. The master bath has a walk-in shower with a frameless glass surround.
Each of the four penthouses is a corner unit and, in addition to high-end amenities, each offers opportunities for customization.
FP3’s architect, David Hacin of Hacin + Associates, also provided interior design for Unit 613, a model of a terrace residence.
The lobby at FP3 deserves special mention. Aside from the handsome wood-paneled desk area, where Tillinger’s Concierge Service will be a presence every day of the week, there is a large area that residents here may use for communal or private functions.
“The developers really wanted this place to feel like home for the residents, so they have created this inviting, warm place to gather,” said M. Diane Maloney, president of The Marketing Group of New England. There are also plans to use the space for the display of art.
“Berkeley Investments has a huge commitment to the revitalization of the neighborhood,” Maloney added. The first floor of FP3 offers proof of that. Here Barbara Lynch, owner of No. 9 Park, B&G Oysters Ltd., The Butcher Shop and Plum Produce, has three new ventures in the works. Drink, which is a cocktail bar, is already open, and joining it before long will be an informal restaurant serving breakfast, lunch and pastries. A third, fine dining establishment is expected to open in the spring of 2009.
