Grand Beacon Hill home is luxurious
In his book, "Boston, A Guide to the Architecture of the Hub," Donlyn Lyndon describes the Tudor as a combination of the bow front homes of Boston and the chateaux of Chambord.
S.J.F. Thayer designed the apartment hotel, which was built between 1885 and 1887.
Through much of the 20th century it held both apartments and offices, but in the late 1990s the building was renovated and converted to 17 luxury condominiums. The work was completed in 1999.
The location of the Tudor is outstanding, at the corner of Joy and Beacon streets near the crest of Beacon Hill.
Across Beacon Street is a cast iron fence enclosing Boston Common. Inside the building a concierge is on duty to provide assistance, and outside a valet takes care of parking the cars.
Unit 6S is especially desirable. The original owner bought it while the renovations were in progress, so it is slightly larger than other units.
It fills the entire width of the south side of the sixth floor of the building facing Beacon Street and is bathed in natural light.
Views to the north, south, east, and west are outstanding.
Daniel Mullin of Daniel A. Mullin & Associates Inc. Real Estate has listed unit 6S for $3.2 million.
It has three bedrooms, three baths, an eat-in chef’s kitchen, a library, an exercise room, a formal living room, a study, two gas fireplaces and two valet parking spaces.
Entrance to the condominium complex is on Joy Street, a half a block from Beacon Street. Inside, the concierge sits at a desk like one that would be in a home. Oriental design carpets cover the floor.
The formal dining room features elegant columns on either side of the doorway to the library.
The elevator opens just across from the front door of unit 6S, one of two units on the sixth level. In the unit, a gracious foyer provides a pleasant place to pause before stepping into the entertaining rooms to the left or the bedrooms to the right.
The living room fills the northeast corner of the unit. It has hardwood floors, deep crown molding and matching wainscoting. A gas fireplace with black interior and white wooden mantelpiece is in the center of the east wall.
To the left of the fireplace a bay with two windows and a window seat provides an enchanting spot to read or to enjoy the views of Boston Common, the State House dome, and the steeple of Park Street Church.
Three other large windows fill the living room with light and provide more views, including those of the Frog Pond where children play in the summer and ice sculptors create their New Year’s Eve masterpieces.
The living room features a gas fireplace with a beautiful wood mantel, paneled wainscoting and a high ceiling.
A chandelier on the west side of the room marks a spot perfect for a dining room table.
The library is through a wide doorway bracketed by double classical columns. Built-in shelving and closets in warm natural wood flank the gas fireplace.
The wainscoting and mantelpiece match the built-ins. Three large windows on the south provide more views of the Common and, another large window in the north wall gives views of the Charles River.
An eat-in kitchen is through double doors farther down the north wall. A built-in bench is under two west-facing windows and offers a spot for a kitchen table.
The custom cabinets of the kitchen are white with tops covered by beautiful granite. The top brand appliances – Bosch, Thermador, General Electric Profile – are stainless steel and include gas cooking, a side-by-side refrigerator and a wine cooler.
Double doors at the end of the kitchen lead back to the entry foyer. A hallway from there leads past a full bath and to the other rooms.
The first room is a study with a beautiful built-in mahogany secretary that appears to be freestanding furniture.
The window in the room gives more views of the Boston Common, the State House golden dome and the Park Street Church steeple.
The study, which overlooks Boston Common, has an arched ceiling and a built-in mahogany secretary.
A small bedroom is next on the right and the master bedroom is on the left. The master bedroom has his and her walk-in closets/dressing rooms.
French doors paned with mirrors hide other closets. There is also a south-facing window.
On the north side a French door opens to an exterior Juliet balcony overlooking the beautiful year-round garden of a neighbor.
The en suite master bath is marble and includes a Jacuzzi soaking tub, a separate commode room and an unusually deep shower.
The three windows provide more views of the Charles River.
The last room on the left is another large bedroom. Its walk-in closet/dressing room has a window seat with views of the Charles River. A door in the room opens to the back stairway. The en suite bath is white marble.
The last room on the right is a large mirrored exercise room with a tray ceiling. The laundry is in a closet in this room.
The master bedroom suite is carpeted, and one wall has lots of storage, including closets concealed by mirrored French doors.
The unit has central heat and air conditioning. Its approximately 2,836 square feet of living space are all on one floor. There are both front and back stairs as well as an elevator to this condo.
There are 17 units in the building, and on-site management. The condo fee includes security, valet parking, the elevator and the two garage parking spots as well as the usual water, sewer, master insurance and maintenance of the common areas and exterior.
