Median prices rise in six neighborhoods
Location, location, location is what real estate is all about, and July’s numbers and prices reflect that.
Although the sales volume of condominiums and co-operatives in the 11 neighborhoods covered by Boston Homes was less than a year ago – and in some cases even a month ago – the median sale prices are increasing.
A one-bedroom penthouse at ArtBlock East at 725 Harrison Ave. in the South End sold for $663,000 in July.
Data from the Listing Information Network show that 56 sales were recorded in July in the Back Bay/Midtown neighborhood, and the median selling price was $740,000.
That is higher than the $545,000 median selling price that the Warren Group reported for Boston, which it defines as Back Bay, Beacon Hill, the South End and the Waterfront neighborhoods.
That $740,000 sum was for a two-bedroom, 1,022-square-foot condo at 180 Commonwealth Ave.
Compared to a year earlier, the median selling price was $555,000, which purchased a one-bedroom, 997-square-foot garden condo at 80 Marlborough St.
In June, the median sale was a two-bedroom, 784-square-foot penthouse at 370 Marlborough St.
The Downtown/Leather District/Fort Point/Seaport neighborhood saw a median selling price of $575,000, higher than a year ago and a month ago. Nineteen condos were sold.
In July, the sale was for a sleek one-bedroom, 890-square-foot residence at the Beach Street Lofts at 109-119 Beach St.
A three-bedroom, two-bath residence at the Metropolitan at 1 Nassau St., Downtown, sold for $680,000 in July.
A year earlier, the median selling price was $465,000 for a three-bedroom, 1,480-square-foot condo at 717 Atlantic Ave. June’s median selling price was $395,000 for a one-bedroom, 826-square-foot unit in the Court Square Press building at 9 West Broadway.
Among 22 sales, Beacon Hill’s median was $525,000, which purchased a one-bedroom, 749-square-foot condo at Bowdoin Place, 10 Bowdoin St. The median in July 2009 was $443,999, which purchased a two-bedroom, 670-square-foot unit at 37 Revere St. In June of this year, the median selling price was $425,000 for a two-bedroom, 643-square-foot condo at 55A Garden St.
A two-bedroom, 887-square-foot condo at 84 Berkeley St. that sold for $500,000 was the median sale among 71 transactions in the South End in July. A year earlier though, the median selling price was $525,000 for a two-bedroom, 1,105-square-foot condo at 524 Shawmut Ave. In a month-to-month comparison, the median sale in June was $499,000 for a one-bedroom, 795-square-foot penthouse at 36 Concord Square.
The most expensive condo sold in the South End in July was a 1,904-square-foot, floor-through residence with two bedrooms and two-and-a-half baths. Its price was $1.615 million.
In the Waterfront/North End/Financial District a one-bedroom, 870-square-foot condo at Harbor Towers I, 85 East India Row, was the median sale among 18 transactions. Its price was $460,000.
In June, another sale in the building – a two-bedroom, 1,231-square-foot condo – was the median. It sold for $625,900. In July 2009 the median selling price was $475,000 for a two-bedroom, 809-square-foot condo at 18 Cooper St.
The Charlestown/Navy Yard area saw the next highest median selling price among 15 sales. A two–bedroom, 1,006-square-foot unit at 381 Bunker Hill St. sold for $407,500 in July, compared to $415,000 for a two-bedroom condo at 34 Mystic St. with 1,012 square feet of living space.
June’s median selling price was $420,000 for a condo at Parris Landing with two-plus bedrooms and 1,331 square feet of living space.
South Boston and Jamaica Plain saw slight increases in the median selling prices in year-over-year and month-to-month comparisons.
Four condos at FP3 at 346 Congress St. in the Downtown/Seaport neighborhood sold in July. Prices ranged from $295,000 to $915,000.
South Boston’s median among 32 transactions was $380,000 for a two-bedroom, 805-square-foot condo at 342 E St. A year earlier, it was $333,500 for a two-bedroom, 1,000-square-foot condo at 50 H St. In June, the median was $375,000 for a two-bedroom, 870-square-foot condo at 840 East Fourth St.
Jamaica Plain’s median selling price was $330,000 for a two-bedroom, loftlike condo at 251 Heath St., the former American Brewery. Fourteen sales at this property were recorded in July following an auction a month earlier. Altogether, 42 condo sales in Jamaica Plain were recorded.
A year ago, a two-bedroom, 930-square-foot condo at 12 Dresden St., which sold for $315,000, was the median. In June, the median was $329,900 for a three-bedroom, 1,093-square-foot condo at 29 Plainfield St.
In the Fenway, the median selling price was $307,000 for a one-bedroom, 500-square-foot condo at 64 Queensberry St., and 18 sales were reported.
A year earlier, the median was $330,000 for a one-bedroom, 690-square-foot unit at 120 Norway St. June’s median selling price was $272,500 for a one-bedroom, 350-square-foot condo at 12 Stoneholm St.
Fourteen sales at the former American Brewery Lofts at 251 Heath St. in Jamaica Plain were recorded in July. Sold at auction, prices ranged from $211,000 to $475,000.

East Boston’s median selling price in July was $189,000, which acquired a two-bedroom, 880-square-foot condo at 910 Saratoga St. Just eight condo sales were reported for July.
It was a co-op at 170 Lexington St. that sold for $264,000 that was the median a year earlier. June’s median selling price was $246,500 for a one-bedroom, 700-square-foot condo at 156 Porter St.
Dorchester, which has been hammered with foreclosures, saw the median selling price reach $109,900 in July among 52 sales. That was for a four-bedroom, 1,727-square-foot condo at 46-48 Walnut St. The lender had foreclosed on the property in May. A year earlier, $75,000 was the median sale for a three-bedroom, 880-square-foot condo at 101 Brent St.
June’s median selling price was $197,000, which purchased a one-bedroom, 760-square-foot condo at 40 Hancock St.
