Median sale prices move upward in December
Median condo prices in the Back Bay/Midtown neighborhood settled down in December from a soaring $1.35 million sale of a three-bedroom home at the Bryant Back Bay on Columbus Avenue in November to $716,000, but the median sale prices in many city neighborhoods increased in a year-over-year comparison.
The living room of Unit 2 at 243 West Canton St. in the South End includes a wood-burning fireplace and double French doors that open onto a private deck.
In fact, seven areas in the city saw increases in median sale prices in year-to-year comparisons and five of those neighborhoods also saw hikes in median prices from the previous month.
The Downtown neighborhood saw the median sale price increase from a month earlier but fall from the December median price.
December’s median selling price in the Back Bay was the highest of all neighborhoods covered by Boston Homes, and that sale was for a 765-square-foot, one-bedroom condo in the new luxury high-rise, the Clarendon, at 400 Stuart St., at the corner of Clarendon Street.
A year ago, the median selling price was $760,000 for a two-bedroom condo at the Carillon at 183-185 Massachusetts Ave.
The median selling price is that sale where half are more expensive and half are less expensive.
The South End/Bay Village median sale price in December was $563,000 for a 751-square-foot, two-bedroom condo at 243 West Canton St. A year earlier, the median was $510,000 for a 960-square-foot, one-bedroom unit at 501 Shawmut Ave.
In November, the median selling price was $542,500 for a two-bedroom condo at 75 Clarendon St. with 984 square feet of living space.
The dining room has easy access to the living room at 243 West Canton St., which was completely renovated four years ago.
Boston Homes covers 11 neighborhoods: Back Bay/Midtown; Beacon Hill/West End; Charlestown and the Navy Yard; Dorchester; Downtown, which also encompasses the Leather District, Fort Point Channel and the Seaport District; East Boston; the Fenway; Jamaica Plain; South Boston; the South End/Bay Village, and the Waterfront/North End/Financial District.
The next highest median selling price was in the Beacon Hill/West End neighborhood. In December, the median was $544,000 for a two-plus-bedroom, 900 square-foot unit at 3 Garden St. A year earlier, it was a two-bedroom, 1,285-square-foot condo at 9 Hawthorne Place. That compares to a November median sale price of $395,l000 for a one-bedroom, 895-square-foot condo at 6 Whittier Place.
A condo in the new development in the Fort Point area by Berkeley Investments was the median sale.
The property, FP3, at 346 Congress St., recorded five sales in December, including the median, which was a one-plus-bedroom unit with 1,027 square feet of living space that sold for $510,000.
The 1,075-square-foot duplex at 31 Main St., Unit 31A, Charlestown, sold for $469,000. Its living room features a wood-burning fireplace.
A year earlier, a two-bedroom, 1,191-square-foot condo at the Macallen Building, 141 Dorchester Ave., that sold for $640,000 was the median price. In November, it was a 1,368-square-foot loft-like condo at 210 South St., which sold for $470,000.
The Waterfront/North End/Financial District had a median selling price of $475,000 in December for a two-bedroom, 824-square-foot condo at 220-230 Commercial St. A year earlier, the median selling price was $545,000 for a two-bedroom, 900-square-foot condo at 64-66 Salem St. November’s median selling price was $525,000 for a one-bedroom, 1,229-square-foot condo at Harbor Towers at 85 East India Row.
Charlestown’s median selling price was $469,000 in December. That sum acquired a one-plus-bedroom duplex with 1,075 square feet of living space. In 2008, the median selling price was $382,700 for a two-bedroom condo at 10 Albion Place. A condo at the Basilica at 106 13th St. in the Navy Yard was the median sale in November. It sold for $365,000.
In the Fenway, a 735-square-foot, two-bedroom unit that sold for $436,000 was the median sale in December. A year earlier, the median was $289,600, which purchased a two-bedroom, 1,050-square-foot unit at Audubon Park at 16 Miner St. November’s median selling price was $252,500 for a one-bedroom, 648-square-foot condo at 24 Peterborough St.
This room at 31 Main St. in Charlestown, currently used as a home office, could be modified to create a second bedroom.
A two-bedroom, 1,110-square-foot condo at 40 Baxter St. in South Boston that sold for $335,000 was the median sale last December. That compares to $319,000 a year earlier, which purchased a one-bedroom, 919-square-foot condo at 265 C St. In November, the median selling price was $324,000 for a two-bedroom, 1,099-square-foot condo at 728 East Eighth St.
The other neighborhoods saw median selling prices of less than $300,000. In Jamaica Plain, the median was $280,000 for a three-bedroom duplex with 1,200 square feet of living space at 3 Kenney St. A year earlier, it was a three-bedroom condo with 1,218 square feet of space at 47 Tower St. that sold for $293,000. November’s median selling price was $306,000, which purchased a two-bedroom, 1,020-square-foot condo at 81 Montebello Road.
The East Boston median sale in December was $265,000 for a 941-square-foot loft at 156 Porter St. A year earlier, the median was a $210,000 condo at 266-268 Sumner St. with two bedrooms and 796 square feet of living space. November’s median selling price was $229,000 for a two-bedroom, 703-square-foot unit at 185 Webster St.
Dorchester, a neighborhood besieged by foreclosures, had a median sale price of $80,000 in December among 53 transactions. This condo has three bedrooms and 880 square feet of living space. A year earlier, the median sale price was $97,500 for a 1,581-square-foot, three-bedroom unit at 310 Fuller St. November’s median sale price was $147,000 for a three-bedroom unit with 1,170 square feet of living space at 5-7 Wenlock Road.
