Neponset builder offers new condos
On a short, dead-end street in the Neponset section of Dorchester, off Neponset Avenue, a father-and-son team, George and Michael Lyons, constructed two handsome three-story buildings, each with six spacious condominiums.
Just four of these condos remain, all located at 16 Saco St. Unit 1 and Unit 5 are listed at $319,000, while Units 3 and 4 are priced at $309,000.
“This is a great location,” said Kim Baccari of Gibson Sotheby’s International Realty, who is marketing these homes. “It’s on a dead-end street, yet it is close to the highway.”
The two buildings closely mirror each other, with wide, double bay fronts with four windows and smaller bay windows on the side. There are decks off the kitchens of the first-floor units and Juliet balconies off the kitchens of the upper units. The exteriors are HardiPlank, which is durable and nearly maintenance free.
Crimson trim accents the white panels of the bays at 16 Saco St., which stand out against the Victorian gray green façade. The building next door has a complementary color scheme.
The spacious living room has a corner gas fireplace and a wide four-window bay that overlooks the street.
A wide covered front porch welcomes residents and visitors to the property, and the front door with an oval glass inset is flanked by two sidelights. Beyond the door is a large foyer; the entrances to Units 1 and 2 are at either end, and a staircase, carpeted in a thick gray fabric, rises to the upper floors.
Unit 1 is on the left and opens into a spacious living room with a high ceiling and recessed lights. The floors are gleaming oak hardwood, and tucked into a corner is a gas fireplace with a shelf above it that could accommodate a flat screen television.
This side of the building is flooded with sunlight throughout the day, said Michael Lyons during a recent tour.
A wide hallway lies between the living room and the eat-in kitchen, and off this hall are two large bedrooms with big closets. Each bedroom has its own full bath across the hall.
There is a laundry as well, with a stacked washer/dryer.
The guest bath has a pedestal sink and a combination tub/shower surrounded by ceramic subway tile. The master bath features a Jacuzzi and limestone-like tiles on the floor and tub surround.
The vanity is topped with granite. Built-in shelving next to the sink can hold the linens or personal care products.
The oak hardwood flooring continues into the kitchen, which is open. It features stainless steel appliances, including a Frigidaire refrigerator and an Amana gas range, and light maple cabinets.
The long countertop matches the dark granite in the master bath. Above the work space and the dining area are recessed lights.
The kitchen is as spacious as the living room with its granite counters, maple cabinetry and stainless steel appliances.
While the floor layouts are similar, here’s something different about each unit, said Lyons.
For example, the stone in Unit 3 is a light tan and brown-flecked granite in the kitchen and master bath, and the cabinetry is a contrasting dark-stained maple. The upper units have glass sliding doors that open onto the Juliet balcony, providing even more natural light in the eat-in kitchen.
Lyons said he took care to be energy-efficient. The building is completely insulated, even in the interior walls. The insulation also acts like soundproofing material. The windows are Thermopane and can be tilted so that both sides can be cleaned.
An added bonus is the storage room in the basement assigned to each unit. These rooms are approximately 14 by 15 feet and have small windows. Behind the building is a paved parking area, and two deeded parking spaces are assigned to each unit.
There is a rear entrance from the parking lot and a common staircase in the back that ascends to the upper floors and descends to the storage area.
Lyons said the property had been in the family many years when he and his father decided to raze the existing house and build these condominiums.
“These condos are ideal for first-time homebuyers,” he said. As an added incentive, he is offering four months’ condo fees.
