New South Boston condo has waterfront view
Just because it’s Super Bowl Sunday doesn’t mean that you shouldn’t visit the open house at Unit 1 at Columbia 1506 in South Boston.
It’s a spacious, two-bedroom condo, brand new construction, at 1506 Columbia Road, overlooking Carson Beach, one of the best-kept beaches in the area.
Perry DiNatale of Perry DiNatale Realty has listed this sleek property at $529,000. This is the only available unit in this four-story building. Two have been sold, and the third has a purchase-and-sale agreement.
The open house will be from noon to 3 p.m. Sunday, and if a buyer signs on the dotted line that day, he/she will receive a 40-inch Samsung LED flat-screen TV that will show all the football games that you can imagine.
And what is an outstanding amenity about this home is the deeded parking space behind the building.
Parking is dear in the city, and South Boston folks are quite creative in finding objects to reserve their just-shoveled-out space on the street in this snowbound winter.
A recycling bin reserves a parking spot in front of the new condos.
Thomas G. Broderick Jr. and Timothy J. Russell of Trinity Green Development LLC acquired the 8,325-square-foot site a year ago. The old single-family Cape-style house on the land was razed.
In its place four condos with spectacular views occupy the site. The top three floors have balconies that span the width of their unit, and the views extend across the bay to Dorchester to the John F. Kennedy Library and Museum, Thompson Island and Squantum. Unit 1 has a patio, framed by shrubbery for a little privacy.
Stone pavers and a granite step lead up to the front entrance, which has a pane of glass, set into the door. Straight ahead are the stairs to the upper floors and, to the right, the entry to Unit 1.
This condo has an open floor plan, allowing for lots of light. Just inside is a coat closet, and the main living space encompasses the kitchen/living room/dining room.
Red oak hardwood floors gleam throughout the home.
Sliding glass doors open onto the south-facing patio, and two other windows also offer water views.
The kitchen features top-of-the-line stainless steel appliances, white cabinetry and honed black granite counters.
“This is the first new waterfront construction in South Boston in 14 years,” says DiNatale. Between Columbia Road and William Day Boulevard is a wide ribbon of grass, dotted with park benches and trees.
The focal point of the living room is a large gas fireplace with a wood mantel and honed black granite surround. Above the fireplace is CAT 5e wiring for that flat-screen television.
A surround sound home theater has been installed with five speakers; there is an outlet for a sub-woofer, to be provided by the owner.
In the dining area is a custom-built corner cabinet that could hold china or art objects; below is space to house the audio/video equipment. Next to the cabinet is a glass door that opens to the rear yard.
The dining area is open to the kitchen and living room where there is a warm gas fireplace.
The kitchen is oriented toward the living room, and a gently curved center island topped with honed black granite faces the fireplace.
Two cylindrical pendant lights of glass are suspended above the 7 ½-foot-long island, which has an overhang for casual dining for three or four people.
Beneath the island will be a Marvel wine refrigerator.
The other top-of-the-line stainless steel appliances, all Bosch, have already been installed – a side-by-side refrigerator, dishwasher, gas range and microwave.
The backsplash above the counter comprises small, multi-colored slate tiles of tan, gold and sand that evoke a sense of the beach.
Schrock maple cabinetry is painted white that further brightens the area. Under-cabinet task lighting runs the length of the countertop.
The two bedrooms are at the back of the house. The guest bedroom is large and has a wide closet with two doors.
The glass sliding doors open onto a private patio, where the views and the ocean breezes will be particularly welcome in summertime.
The guest bath features a deep soaking tub/shower with a Crema Marfil marble surround and marble-tiled floor. It also has a wide pedestal sink.
The master bedroom has two closets and an en suite bath that is luxurious. Arabescato marble tile, similar to Carrara marble, was used in the oversized, glass-enclosed shower, which has a rain showerhead in addition to a mounted showerhead and a hand-held shower.
An under-mounted sink is set into a vanity top of Black Pearl granite. The marble-tiled floor is Arabescato.
Outside the bedrooms is a laundry closet that will hold a Bosch stackable washer/dryer.
Each room has been wired for a keypad-based touch pad control system for whole-house audio, and a wall-mounted iPod docking system is located in the living room.
The shaded patio at the front of the building is for the exclusive use of Unit 1.
Other amenities include a three-tiered soundproofing system between the floors, and a security alarm system with motion detectors at points of entry. In addition, there is storage in the basement.
The condo has central air conditioning and gas heat by forced hot air.
