New South Boston condos have outdoor spaces

As industrial uses in South Boston have begun to diminish, residential complexes are beginning to appear. In some cases, old manufacturing buildings are being converted to condominiums or apartments; in other cases, it’s all new construction.
Such is the case at 503 East First St., where nine new condominiums are nearing completion on land that once held a one-story garage.
Michael Niskanen and Adam McCabe, developers of the L-shaped building, also constructed the adjacent three-story building with a garage at the corner of I Street two years ago. It holds two triplexes.
Lawrence Shevick of Otis & Ahearn Real Estate and Anthony Menounos of Coldwell Banker Residential Brokerage are marketing these condos.
Five are under agreement. The remaining four, all two-bedroom units, range in price from $589,000 to $719,000.
The contemporary exterior comprises HardiPlank clapboard, which will be painted a dark chocolate or espresso. David Neilson, who describes himself as an urban designer, designed both buildings.
At 503 East First, a wide door to a nine-car heated garage faces the street, and at the side is the mahogany entry with floor-to-ceiling glass beneath a cantilevered sunroom.
A paved courtyard that will be planted with sustainable grasses and a Japanese maple lies between the two buildings.
Inside is a long, striking entry lobby with an 11 1/2-foot-high ceiling and tiny halogen lights set into chrome bars.
A 45-foot-long mural of Carrara marble is a stunning feature of the lobby.

A large living/dining room is at the front of Unit 7 and features expansive corner windows that are 7 feet high.
The ceiling height is 10 feet, and the flooring throughout is wide oak planking that has been stained gray and wire-brushed to bring out the grain.
A raised gas fireplace with a metal surround is flush against the wall.
The living rooms have raised gas fireplaces with either a stainless steel or black matte metal surround.
In the middle of the unit is a stunning kitchen with top-of-the-line stainless steel Bosch appliances, including a five-burner gas range, a double wall oven, microwave, a refrigerator with an icemaker and a dishwasher.
Above the range is an interesting sculptural hood by Zephyr ARC Collection. The counters are arctic white Silestone.
Aster Italian cabinets from Dolce Vita Kitchens line the walls. In some units they are glossy white; others have a blond oak grain finish.
Unit 7 is a floor-through unit that is 92 feet deep.
Abundant recessed lighting illuminates this gallery-like space, and the two bedrooms off this hallway are recessed so that there is an uninterrupted sight line from the living room to the family room at the back.
This room could be used as a home office or, with an added closet, a third bedroom.
Italian cabinets, Silestone counters and stainless steel appliances, including a five-burner gas range with a sculptural hood, complete the chef’s kitchen.
A full bath with a tub is off the hallway before reaching the guest bedroom, which has 8 feet of closet space. Also off the hall are a big laundry closet with hookups for a washer and dryer and pocket doors to the mechanical equipment. There is also a linen closet.

“We used [building] criteria that would be eligible for a Silver LEED (Leadership in Energy and Environmental Design) certificate, but we didn’t apply for it,” Niskanen said.
Unit 3, offered at $679,000, has a similar floor plan, but instead of having a roof deck, it has a screened porch with a mahogany floor.
It is completely insulated, so that if windows were added, it could be used year-round.
Sliding glass doors access this room from the home office and from the master bedroom.
Unit 4 also has a screened sunroom, which is at the front of the building and is cantilevered over the entrance.
This unit is 1,409 square feet and is listed at $659,000.
A screened sunroom with a mahogany floor is a special feature in Unit 3.
Like the other units, it has a coat closet in the entry hall, which continues to the 31-foot-wide living room. Opposite the sunroom is a gas fireplace.
All of the two-bedroom units have gas fireplaces with either a stainless steel or a black matte metal surround.
The master bath with an oversized shower with subway tiles is en suite. The second bath, which has a tub, is behind the kitchen.
Unit 6 is the smallest of the remaining condos at 1,324 square feet, but it still has the same finishes – Italian-style kitchen, gas fireplace, two bedrooms and two baths.
It also has a 186-square-foot outdoor patio that adjoins a deck for Unit 5, which is a duplex. This residence is listed at $589,000.
Other amenities in the complex include iPod docking stations with speakers and wiring for multi-media in every condo and a deeded parking space in the heated garage for each unit.
In addition to the courtyard in front of the building, a large rear yard with even more green space will be landscaped for the use of all residents.
Businesses and residences exist side by side in the emerging East First Street neighborhood.
