Four South Boston attached townhouses on West Second Street are nearing completion, and one of them at 390 West Second St. has been beautifully staged, listed at $699,000.
Beth Dailey of Boston Realty Sales and Services is marketing the homes, called Copley Townhouses, which feature four bedrooms, two-and-a-half baths and garage parking.
The development is the third phase of a plan to construct a mix of 17 townhouses and condos on parcels of land once owned by Copley Pharmaceuticals on West Second and Dresser streets.
About 18 months ago, the developer, Bruce B. Daniel of PR Realty LLC, completed three condos in a new three-unit building at 404 West Second St. plus a single-family home at 91 Dresser St.
“Although these are condos, they feel like single-family homes,” says Dailey.
The exterior comprises HardiPlank siding that looks like clapboards but actually is cement siding that won’t require painting for 10 years.
The trim is white and requires no paint.
Gleaming oak flooring unifies the lliving/dining/kitchen area.
A two-story bay adds architectural interest to the façade and presents uniformity along the streetscape. Double-pane Harvey windows provide energy efficiency.
Steps lead up to a recessed entrance with a transom. The solid door features a modern interpretation of bead board decoration, which is repeated on the interior doors.
The entry opens into a foyer and expanse of open and flexible space that has been staged for a living room and dining room. In the main living area is a gas fireplace with a marble surround. The 9-foot-high ceiling has crown molding.
The flooring is gleaming red oak that is used throughout the home, except for the baths.
The kitchen is at the back of the first level and is open too.
A long peninsula with a two-tiered granite-topped breakfast bar defines the workspace.
Within the kitchen itself, a deep stainless steel sink and a two-drawer Fisher & Paykel dishwasher are built into the peninsula where there is a shelf for a microwave.
The open kitchen boasts granite counters, custom white cabinets and stainless steel appliances. (The refrigerator and range still need to be installed.)
Against the wall are the other appliances – a four-burner KitchenAid dual fuel range with a gas cooktop and an electric oven, a KitchenAid refrigerator with French doors and a wine cooler that can hold 34 bottles.
Custom-built cabinets provide lots of storage, and the drawers are full-extension. The backsplash has small square textured tiles and varying shades of sand which contrast with the rich mottled brown granite counters.
Sliding glass doors open onto a deck that runs the width of this home (and continues to the other units). The deck is a composite material that is low-maintenance.
A powder room with a pedestal sink is next to the glass doors and has a window.
Adjacent to the powder room is a large pantry closet.
The open staircase leads up to the second floor where there are two good-sized bedrooms with big closets.
The oak staircase with an open balustrade adds architectural interest to the main living space.
There is an en suite Jack-and-Jill bath, which means that there are separate vanities and toilets for each bedroom and a deep soaking tub/shower combination in the middle of the bathrooms.
In the hallway are a large linen closet and a laundry closet for a stacked washer/dryer. In front of the staircase to the third floor is a little sitting area, which could be used for a home office.
The third floor holds the master bedroom suite and a fourth bedroom, which has been outfitted as a media room or family room.
Off the master bedroom is a balcony with great views that encompass the Financial District, the Boston Convention and Exhibition Center, the Black Falcon Terminal and the L Street power station.
The master bedroom has an en suite bath.
The en suite master bath has two granite-topped vanities with undermount sinks, separated by a water closet, and a deep soaking tub plus a glass-enclosed shower with multiple sprays.
The tile above the tub is ceramic, but a wide swath is laid in a diamond pattern as a nice accent.
The fourth bedroom, which has been furnished as a large sitting room, is filled with sunlight. It also has a good-sized closet with sliding doors, allowing for more living space.
“This could be a media room, a baby’s room or a home office,” says Dailey.
The lower level leads to the garage, which can accommodate three vehicles underneath the home. There is space for two cars parking in tandem and an additional spot. Beneath the stairs from the first floor is additional storage. T the top of this flight, coming from the garage, is a coat closet.
Access by car to the garage is from a shared driveway next to 91 Dresser St., says Dailey. A tall fence separates these townhouses from the ones under development on Dresser Street.
In addition to off-street garage parking, this townhouse has other amenities, such as an on-demand, tankless hot water system and central air conditioning. The mechanicals are located on the second floor, opposite the bathing tub.
Best of all is the whole-house surround sound wiring system with iPod docking stations.
Accent tiles surrounding the soaking tub in the master bath have been laid in a diamond pattern.
These townhouses are “a little more upscale” than the ones built two years ago as part of Copley Townhouses, says Daniels.
“We upgraded the appliances and added the whole-house sound system. And they are larger and family-friendly, especially with four bedrooms,” he says.
(The flats with two bedrooms have about 900 square feet of living space, while the other townhouses have three bedrooms and about 1,600 square feet of space.)
