Prices rise in some areas in December
Median selling prices of condominiums in December inceased in five of he neighborhoods covered by Boston Homes in a year-over-year comparison.
The median sale in the Downtown/Seaport neighborhood was a $487,000 loft at 35 Channel Center.
However, sales volume dropped in the 11 areas that Boston Homes serves – Back Bay/Midtown; Beacon Hill/West End; Charlestown/Navy Yard; Dorchester; Downtown/Leather District/Fort Point/Seaport; East Boston; the Fenway; Jamaica Plain; South Boston; the South End/Bay Village, and the Waterfront/North End/Financial District.
In December 2011, 292 condos were sold compared to 333 a year earlier. In November, 232 condos were sold.
Beacon Hill, Dorchester, East Boston, South Boston and the Waterfront areas saw the median price increases. In a month-to-month comparison, median sale prices rose in five neighborhoods as well, but they were in different areas – Downtown and the Fenway as well as in East Boston, South Boston and the Waterfront.
The highest median selling price in December was in the Back Bay/Midtown area where a corner unit at 145 St. Botolph St. sold for $685,000.
This condo has three bedrooms and 1,919 square feet of living space.
The median selling price in Dorchester in December was $209,900, which purchased a one-bedroom, 972-square-foot condo at the DNA Lofts, 944 Dorchester Ave. Eight sales in that complex were recorded last month.
That compares to a year earlier when the median sale was a two-bedroom, 1,318-square-foot condo at 45 Province. Its selling price was $895,000. In November, a two-plus-bedroom, 1,502-square-foot unit that sold for $1.099 million was the median sale.
The Waterfront/North End/Financial District saw the next highest median selling price, which was $565,000 for a two-bedroom, 1,091-square-foot condo at 426 Hanover St. In December 2010 the median selling price was $525,000 for a one-bedroom, 864-square-foot condo at Harbor Towers II at 65 India Row. November’s median selling price was $550,000 for a one-bedroom, 1,215-square-foot unit at Harbor Towers I at 85 India Row.
The South End’s median sale price in December was $492,500 for a one-bedroom, 700-foot-square condo at 12 Durham St. A year earlier it was $625,000 for a two-bedroom, 890-square-foot condo at 238 West Canton St. In November 2011, the median selling price of $565,000 was for a two-bedroom, 825-square-foot condo at 16 Upton St.
A one-bedroom, 1,145-square-foot loft at 35 Channel Center that sold for $487,500 was the median sale in the Downtown/Seaport neighborhood. A year earlier, it was a two-bedroom, 1,130-square-foot condo at Lincoln Plaza that was the median sale. Its price was $605,000.
A month earlier a condo at the Allele, 140 Dorchester Ave., with one-plus bedrooms and 1,100 square feet of living space was the median sale at $462,500.
The 789-square-foot, one-plus-bedroom condo at 31 Bowdoin St. that sold for $459,000 was the median sale in the Beacon Hill/West End neighborhood in December.
A year earlier, the median selling price was $370,000 for a one-bedroom, 635-square-foot unit at 32 Myrtle St.
Among the 11 neighborhoods covered by Boston Homes, the median selling price was $400,000 in December. That sale was of a one-bedroom, 747-square-foot condo at Flagship Wharf in the Charlestown Navy Yard.
A month earlier, the Beacon Hill median selling price was $1 million for a two-bedroom, 1,200-square-foot condo at 43 Mt. Vernon St.
Charlestown’s median selling price in December was $450,000, which acquired a two-plus-bedroom, 1,201-square-foot triplex at 8-10 North Mead St. A year earlier, the median sale price was $465,000 for a one-plus-bedroom, 920-square-foot corner unit at 22 Monument Square. The $524,500 sale of a two-bedroom, 1,000-square-foot condo at 11 Union St. was the median in November.
South Boston saw the next highest median selling price at $366,250 in December. A two-bedroom, 1000-square-foot condo at 534 East Eighth St. was the median sale.
A year earlier, it was a two-bedroom, 900-square-foot condo at 1 Beckler Ave. that sold for $340,000 was the median sale in South Boston. A month earlier, a two-bedroom, 1,077-square-foot corner unit at 131 Bolton St. was the median sale. Its price was $348,000.
In the Fenway a one-bedroom, 700-square-foot condo at 12 Stoneholm St. that sold for $340,000 was the median sale. In December 2010, the median selling price was $459,000 for a two-bedroom, 1,088-square-foot unit at Audubon Park, 16 Miner St. Last November, the median sale was a 700-square-foot condo at 23 St. Stephen St. that sold for $286,000.
In East Boston, the median selling price of $315,000 was for a condo at 59 Putnam St. A year earlier, it was $200,000 for a two-bedroom, 827-square-foot condo at 182 Cottage St. November’s median selling price was $250,000 for a one-bedroom unit at 149 Webster St. with 701 square feet of living space.
A two-bedroom, 897-square-foot condo at 83 Glen Road that sold for $276,500 was the median sale in Jamaica Plain in December. A year earlier, it was a two-bedroom, 1,054-square-foot condo at 78 Forest Hills St., which sold for $296,500.
November’s median selling price was $309,000 for a two-bedroom, 978-square-foot condo at 285-287 Forest Hills St.
A one-bedroom, 972-square-foot condo at the DNA Lofts, 944 Dorchester Ave. was the median sale in December. It sold for $209,900.
In December 2010 the median selling price was $190,000 for a two-bedroom, 1,005-square-foot condo at 58 Percival St. In November, the median selling price was $213,000 for a condo at 8 Pearl St.
A one-bedroom, 700-square-foot condo at 12 Stoneholm St. in the Fenway was the median sale for that neighborhood in December. It sold for $340,000.
Combining all the 11 neighborhoods covered by Boston Homes, the median selling price in December was $400,000, which purchased a one-bedroom, 747-square-foot condo at Flagship Wharf in the Charlestown Navy Yard.
A year earlier the median sale was a 946-square-foot, two-bedroom condo at Audubon Park, 16 Miner Ave. in the Fenway that sold for $435,000.
In November 2011, the median selling price was $415,000 for a 682-square-foot, one-bedroom unit at 439 Shawmut Ave. in the South End.
