Residences at 100 Beacon St. in Boston's Back Bay are dazzling
One Hundred Beacon Street is an iconic 10-story building of limestone and brick that stands as a gateway to the Back Bay and the Esplanade.
Designed by Clifford Allbright in 1924, it served as an elegant apartment complex for many years before it was acquired by Emerson College.
Four years ago the school sold the building to BosProp Investors LLC, which has converted the property to 16 beautiful residences.
As part of the condo conversion, the developers added stone balconies, bands of limestone and a new limestone cornice, architectural elements that were included in Allbright’s drawings but never were implemented.
Ronald Braso of BosProp Investors said they had discovered the original plans and specifications in the archives of the Boston Athenaeum and the Boston Public Library.
The exterior is distinctive, but the interiors are dazzling.
Marble steps lead up to the octagonal entry lobby with its mirrored walls, marble floor and slightly domed ceiling.
A lift for handicap access is near the front door, and a concierge desk and two elevators are located beyond the lobby.
Residence No. 7 is expansive. It features four bedrooms and four-and-a-half baths within 4,140 square feet of living space.
The beautifully detailed living room of Residence 7 has sweeping views of the Esplanade and the Charles River. The gas fireplace is two-sided and faces another living space.
“It’s rare to find more than 4,000 square feet of space on one level and phenomenal views of the river and the Public Garden,” says Tracy Campion of Campion and Company Fine Real Estate. She has listed this home at $5.99 million.
Direct elevator access opens into a large private foyer that flows into a reception hall with a honed limestone tile floor. The other floors comprise quarter-sawn oak.
The home, designed by the Grassi Design Group, is divided into two main areas: the more public spaces used for entertaining and the private bedrooms and baths.
A hallway leads past a cherry-paneled library with built-in shelving to a grand living area.
An interior designer has furnished the flexible space as two large living rooms, although one of the rooms could easily serve as a dining room.
The open kitchen features white quartz Caesarstone counters, sapele base cabinets and glossy white wall cabinetry.
A two-sided raised gas fireplace with Haddonstone mantels and honed black granite surrounds separates these two rooms, and pocket doors open into a breakfast/family room.
A set of double doors also opens into the breakfast/family room, which faces the gorgeous eat-in kitchen. The counters and center island are white quartz CaesarStone, and the custom-built base cabinets are sapele. The wall cabinets are glossy white, complemented by the fritted white glass backsplash.
The appliances are top-of-the-line – a five-burner Wolf gas range, a Gaggenau hood, a Bosch microwave, oven and dishwasher and a Sub-Zero refrigerator that has panels that match the cabinetry.
A nice feature off the living room is a wet bar with abundant shelving, a sink and onyx counters. Pocket doors on either side of this space are convenient, and beyond is a den or media room.
It could be a guest room; it has a closet, and adjacent is a well-appointed powder room.
The living room in Residence 1C features a gas fireplace with a Haddonstone mantel and black granite surround.
On the other side of the reception hall is a gallery that leads to four bedrooms, each with its own en suite bath. There is a laundry room off the gallery that has a side-by-side Maytag washer and dryer, shelves and a deep sink, perfect for a household.
Two of the en suite baths feature glass-enclosed showers and tiled Crema Marfil marble; the third bath has a soaking tub.
The master bath is sumptuous with its limestone vanity and oversized floor tiles, laid on the diagonal. A deep soaking tub set into a limestone deck, a glass-enclosed shower and a water closet with a dual-flush toilet and bidet offer all of today’s comforts.
The master bedroom also boasts two oversized dressing rooms, and outside the suite is a large cedar closet. This residence includes an underground deeded garage space.
Another residence at 100 Beacon that is smaller but just as luxurious is No. 1C. Listed at $2.15 million, it has three bedrooms and two-and-a-half baths within 1,984 square feet of living space.
It also has a 540-square-foot terrace that spans nearly the entire width of the building and has delightful views of the Esplanade.
The foyer leads into a spacious room that can serve as both dining room and living room, and there are pocket doors in the living room that open into a family room and open kitchen, much like the arrangement in Residence No. 7.
The master bedroom suite, complete with two walk-in closets, a glass-enclosed shower, a soaking tub, two sinks and a water closet occupy the west side of the condo.
Two other bedrooms, one with a large dressing room, share a full bath with a shower.
A grand terrace off the living room of Residence 1C is a delightful amenity of this home.
Adjoining it is a large laundry room, with a side-by-side washer and dyer and a sink.
In addition to the gorgeous terrace, the developer is including something extra with this sale – a Mini Cooper that will park in the unit’s deeded garage space.
“To realize the architect’s original vision has been a treat,” says Braso. “To develop both 96 and 100 Beacon St. has been an astonishing opportunity, and (as we leave our mark) we want it to be felt for another 100 years.”
