Seaport loft has an elegant design
The Fort Point/Seaport neighborhood just keeps getting better as it continues to evolve from an old industrial area of brick warehouses and offices into a vibrant community of residences, small businesses and restaurants while still keeping much of the live/work arts community.
In addition, within the past decade, the Institute of Contemporary Art relocated nearby and the Children’s Museum at the edge of Fort Point Channel expanded dramatically.
An integral residential component is 25 Channel Center, designed by Bruner/Cott of Cambridge. It is a 12-story building of brick, glass, steel and reinforced concrete, built between two brick warehouses, constructed more than 100 years ago.
Midway Studios at 15 Channel Center are artists’ lofts and theater spaces; 35 Channel Center comprises market-rate condos. Both buildings preserved the exposed brick and hand-hewn beams.
Linda Christman of Hammond Residential Real Estate is marketing a 2,077-square-foot loft at 25 Channel Center for $945,000.
The original owners brought in renowned designer Frank Roop to help build out their duplex, and the current owners added their own touches to their loftlike abode.
A spacious lobby with a concierge desk and a reception area are just inside the glass entry.
Out of view are the elevators.
The wall of windows in the living room soars nearly 20 feet.
Unit 804 opens into a foyer-like hall with eye-popping colors; one wall is tangerine and another orange. There is a large coat closet here.
Straight ahead is a custom-designed, floor-to-ceiling étagère, accented with lighting, to display objets d’art. It is part of a larger, custom-designed furniture piece that has new doors, with more display space above.
Originally, this piece had no doors and was used for wine storage, says Christman.
Another accent wall is forest green, zigzagging you farther into the home where a striking, 20-foot-high wall of windows, with lovely designed window treatments that are included in the sale, bathes the space with natural light.
Between the entry hall and the windows is a lot more living space in this great room.
The open floor plan has the bright white kitchen tucked behind the dark green wall, and a dining area slightly larger than 14 by 15 feet flows into the living room, which is about 15 by 13 feet.
An L-shaped banquette of wool with hammered nails helps define the dining area, which boasts a special Roop chandelier.
The chef’s kitchen boasts high-end Viking appliances, including a gas range, custom-built glossy white cabinetry and granite countertops.
The wall is covered with large blocks of Cannon/Bullock handmade, wheat-colored paper, each applied individually.
Opposite the dining area is an open staircase with maple treads that match the gleaming maple flooring throughout the first level.
Off the living room is a second bedroom with a new maple floor, a walk-in closet and an en suite, subway-tiled bath with a combination tub/shower and granite-topped vanity.
This room easily could be a study. Its wall is covered with a dark chocolate, finely corrugated paper. The current owners added French doors to the room.
The kitchen is sleek. The stainless steel appliances are by Viking and include a gas range with an architectural hood. The deep farmer’s sink has a large light above it.
Granite counters with a matching backsplash offer lots of workspace, and the custom-made glossy white cabinetry provides plenty of storage.
Wall cabinets facing the living/dining area have glass fronts; the base cabinets are solid.
The master bedroom is carpeted and includes a custom-designed Poliform closet system. A walk-in closet and a laundry room are on this floor as well.
There is a granite-topped peninsula that separates the kitchen from the dining room, and the base has drawers and storage on both sides. Adjacent to it, closer to the living room, is a glass-enclosed display case with multiple shelves for more art objects.
The stairs begin midway in the great room, opposite the dining area, and reach a large carpeted mezzanine with a half wall of glass that is open to the living room below.
Here is the master bedroom suite, and between the sleeping area and the balcony is enough room for a desk or a couple of chairs so that a library could be created. Already in place are walnut built-ins that could hold books and a flat-screen television.
Thick floor-to-ceiling drapes can darken the bedroom and obscure noise. A beautiful, custom-designed Poliform wardrobe occupies a good portion of one of the walls, while another surface has been covered with a rich green silk from Donghia.
The master bath is tiled with limestone, and twin vanities from Ann Sacks are topped with large pieces of tinted poured concrete and round vessels of matching material. Beneath the vanities is a clear glass shelf.
The oversized walk-in shower is enclosed with glass; it has a rainforest showerhead. Next to it is a linen closet, custom designed of walnut.
There is a second egress from this condo next to the bath. Also on this level is a laundry room with a stacked Bosch washer and dryer, plus a walk-in closet.
This unit also has outdoor space; a deck runs the width of the condominium, accessed through glass sliders. The views sweep from the Financial District to the Back Bay.
Other features are a first-floor powder room with a pedestal sink near the kitchen and an adjacent utilities closet. The sale includes a deeded garage parking space with direct elevator access.
The large deck offers views from the Back Bay to the Financial District.
This home with fabulous views is ideal for entertaining, says Christman.
