September sales, median home prices are mixed
Median sale prices of all homes – one-, two- and three-family houses and condominiums – rose in five Boston neighborhoods in September in year-to-year comparisons, but in a month-to-month comparison the numbers shifted slightly.
For property in the Waterfront/North End, the South End/Bay Village and the Downtown/Leather District/Seaport neighborhoods, the price statistics increased in both comparisons, according to the Listing Information Network.
Jamaica Plain and South Boston saw median selling prices rise in September-to-September comparisons; the Charlestown/Navy Yard area saw an increase in median sale price in the month-to-month comparison.
That was reinforced by statewide data compiled by the Warren Group, which publishes Banker & Tradesman.
It reported that across the state, single-family home sales increased for the third consecutive month. Better news was that condo sales in Massachusetts reflected the first year-over-year increase in sales statewide in more than two years.
The LINK statistics are predominantly those of condo sales in the 11 areas served by Boston Homes. In addition to the Waterfront, South End, Downtown, Jamaica Plain, South Boston and Charlestown areas, Boston Homes covers Back Bay/Midtown, Beacon Hill/West End, the Fenway, East Boston and Dorchester.
The highest median selling price in September was in the Waterfront/North End, where a 930-square-foot, one-bedroom condo in the Prince Building at 63 Atlantic Ave. sold for $700,000. A year ago, the median sale was for a one-bedroom, 878-square-foot condo at Harbor Towers II at 65 East India Row, which sold for $504,500.
The sale of the one-bedroom condo at 63 Atlantic Ave. on the Waterfront for $700,000 in September was the highest median price in all neighborhoods covered by Boston Homes, even exceeding the Back Bay/Midtown area.
In August, the median sale price was $469,000, which purchased a one-bedroom, 864-square-foot condo at the Folio oat 80 Broad St.
In Back Bay/Midtown the median sale price was $610,000 for a one-bedroom, 953-square-foot condo at the Somerset at 416 Commonwealth Ave. That compares to $692,500 a year ago. That sum purchased a two-bedroom, 1,103-square-foot condo at the Marlborough at 416 Marlborough St. In August the median sale price was $990,000 for a two-bedroom, 1,131-square-foot condo at 28 Commonwealth Ave.
A one-bedroom, 1,025-square-foot condo at Laconia Lofts at 1200 Washington St. was the median selling price in the South End in September. A year earlier, the median selling price was $480,000 for a one-bedroom, 876-square-foot condo at Wilkes Passage at 1313 Washington St. August’s median sale price was $560,000 for a one-bedroom, 753-square-foot condo at 285 Columbus Lofts at 285 Columbus Ave.
Activity was limited in the Downtown area, but for September, the median selling price was $515,000 for a 1,318-square-foot loft at 210 Lincoln St. Last year at the same time, it was a 1,025-square-foot loft at Fort Point Place at 21 Wormwood St. that was the median sale. The price was $420,000. In August, $495,000 for the one-bedroom, 924-square-foot condo at the Channel Center at 25 Channel Center St. was the median.

A two-bedroom, 1,268-square-foot condo at Parris Landing in the Navy Yard that sold for $490,000 was the median sale in Charlestown in September. That compares to $412,500 for a two-bedroom, 906-square-foot condo at 34 Mystic St. that sold a year earlier. In August, the median selling price was $570,000, which acquired a two-bedroom, 1,000-square-foot condo at 59 Chestnut St.
The median selling prices in South Boston and Jamaica Plain in September differed by $1,000. The September median price was $365,000 in South Boston, which purchased a two-bedroom, 1,100-square-foot condo at 178 Dorchester St., and a year earlier, it was $340,000 that purchased a two-bedroom, 1,125-square-foot condo at 286 E St. In August, the median selling price was $368,000, which was for a two-bedroom, 783-square-foot condo at 514 East Third St.
Jamaica Plain’s median selling price last month was $364,000, which acquired a two-bedroom, 921-square-foot condo at 279 Chestnut Ave. A year ago, the $357,250 sale of the two-bedroom, 1,250-square-foot condo at 40 Stedman St. was the median. In August, $376,500 was the median selling price. It was for a two-bedroom, 1,284-square-foot condo at 10 Beaufort Road.
Both the Beacon Hill/West End neighborhood and the Fenway saw the same median sale price in September – $315,000. The Beacon Hill property was a two-bedroom, 441-square-foot condo at 78 Phillips St., while the Fenway condo was a two-bedroom, 810-square-foot residence at 137 Peterborough St.
A year ago, the median selling price for Beacon Hill was $479,000 for a one-bedroom, 660-square-foot condo at 80A West Cedar St. In August, the median sale was a two-bedroom, 1,216-square-foot condo at 8 Whittier Place in the West End.
In September 2008, the median selling price in the Fenway was $366,000 for a one-bedroom, 653-square-foot garden unit at 39 Symphony Road. In August 2009, the median sale was a one-bedroom, 518-square-foot condo at 103 Gainsborough St.
A two-bedroom, 913-square-foot condo at 15 St. Mark’s Road that sold for $219,000 was the median in September, compared to a 764-square-foot new loft at DNA Lofts at 944 Dorchester Ave. a year ago that sold for $229,000. In August, the median selling price was $235,000 for a three-bedroom, 1,118-square-foot condo at 30 Rosemont St.
A one-bedroom, 765-square-foot condo at 10 Cottage St. that sold for $215,000 was the median sale in September in East Boston compared to a two-bedroom, 938-square-foot condo at 1 Prescott St. that sold for $218,000 a year earlier. August’s median selling price was $250,000, which was for a two-family house with 2,625 square feet of living space that included eight bedrooms and three-and-a-half baths.
