South Boston developer's condo has fine, contemporary finishes
East Broadway is one of South Boston’s most desirable spots. Its intersection with O Street has many pluses.
It is one block from Medal of Honor Park with its walking paths and Christopher Lee Playground, two blocks from Marine Park, the entry to Castle Island, and five short blocks to the beach.
It is three-and-a-half blocks from a major supermarket and a major drug store. It is on the bus route to Boston, and it is easy to travel by car from there to Summer Street and points north or to Day Boulevard to reach UMass/Boston, the Southeast Expressway and points south.
What many may feel is its greatest advantage is that the St. Patrick’s Day Parade marches right by on East Broadway, turns one block at P Street and again one block from East Broadway at East Fourth,giving many opportunities to enjoy every part of the parade or to park outside the parade route and escape from the festivities.
On Feb. 5, 1875, application was made to build a brick two-family house at 873 East Broadway on the second lot from O Street.
The owner and builder was Thomas S. Reardon. The permit was given that very day.
Permission was sought May 3, 2002, to demolish the interior of that home, install a new roof, windows, flooring, electrical, plumbing, heating, skylights and deck, and put in new kitchens and baths. The renovations were completed on the two new condominiums in 2008.
The sleek kitchen features stainless steel appliances, including a gas range, and custom-built cabinetry.
The builder, Frank Mulligan of Old Harbor Construction Company, planned to keep Unit 2 for himself, so he installed the best of everything. But then he was convinced sell and placed Unit 2 on the market in May 9, 2008. It went under agreement 11 days later.
Elizabeth Dynan and Donald McColgan of the Seaport Realty Group are now marketing this condo on the south side of East Broadway and east of O Street. The price is $899,000.
The home has three bedrooms, two-and-a-half baths, a wonderful eat-in kitchen, an attic, a gas fireplace with an antique marble mantelpiece, a formal living room open to a chandelier-lit dining room, beautiful crown molding, a large private deck and, maybe best of all, an adjacent off-street parking space.
The handsome double-frosted glass-paneled front doors of the home are five granite steps from the sidewalk.
Inside the stone tile floor of the foyer is beautiful. A short hall on the left leads to the front door of Unit 1.
The door to Unit 2 is on the right and opens to a staircase. A runner of high-end carpet covers the middle of each step.
The formal dining room includes a boxed bay window, an elegant chandelier and a gleaming maple floor.
Near the top, the stairs turn to the left and end in the area between the living room and the dining room, near a half bath.
The open living room and dining room are beautiful. Light maple hardwood makes up the floor in all except the foyer, the kitchen and the baths. Extra wide crown molding circles the ceiling.
A carved white marble mantelpiece that may be original to the home is on the east wall and surrounds a gas fireplace. A square bay at the front of the room has large windows on three sides that provide views up and down East Broadway.
A smaller bay to the right of the fireplace has three more windows and is the divide between the living room and the dining room.
The dining room chandelier looks like a piece of sculpture. The wall beside it holds two sconces that echo the chandelier. Two corner windows complete that section of the room.
Double doors with a wide transom are paneled with frosted glass and open from the dining room to the eat-in kitchen. They allow light to pass through while providing privacy.
The master bedroom suite at the back of the home includes an en suite bath and a walk-in closet.
In the kitchen, recessed lighting follows the wide crown molding. Light pours in from the two large windows, the glass-paneled deck door, the clear glass transom above it and the skylight in the center of the ceiling.
A peninsula provides seating for meals. Custom cabinets line the walls of both sides. The stainless steel appliances – dishwasher, gas cooktop, refrigerator, freezer, wall oven and microwave – include Fisher & Paykel, Sub-Zero and Viking.
The backsplash behind the cook surface is made of small squares of stone. A butler’s pantry just past a seating area provides more cabinets and work space and is the location of the upright freezer. A storage closet is at the end of the pantry.
Upstairs, the master bedroom is at the back of the unit. The en suite master bath has a window and a skylight. The walk-in closet also has a window, and the master bedroom has two windows.

There are two zones of central heat and air conditioning. A large wraparound deck off the kitchen provides an outdoor eating area. Stairs from the back deck lead to the fence-enclosed, paved deeded parking space that is off O Street.
