South End development sells out
In just eight months, the Modern 2.0, the new 37-unit condo development in the South End, has been sold out, said Ricardo Rodriguez who, along with his colleague Sophie Westra of Coldwell Banker Residential Brokerage, marketed 30 of the one- and two-bedroom residences.
The seven other units are affordable and were sold through a lottery overseen by the Boston Redevelopment Authority.
New Boston Ventures, PEG Properties & Design and Metric Construction Corp. developed the complex, which was the second phase of a project that started four years ago. Phase 1 was the Modern, a 25-unit building adjacent to the Modern 2.0, at 255 Northampton St. DHK Architects designed both buildings.
Combined, the buildings have an expansive common roof deck with a built-in gas grill. The first-floor garage serves both properties.
The team began marketing the condos, located at 265 Northampton St., between Tremont Street and Columbus Avenue, at the end of April before construction was completed and when the units only had been framed.
Prices started at $399,000 for a one-bedroom condo.
The two skyhouses, which were above the sixth floor penthouses, garnered the highest selling prices at $750,000 and $769,000. The price per square foot for the $750,000 skyhouse was $903, said Rodriguez. The other skyhouse sold at $891 per square foot.
“These are fantastic prices,” said Rodriguez. The other prices per square foot ranged from $450 to $551; one of the penthouses sold for $617 per square foot.
Many of the buyers came from the South End, he said. A couple of architects and several people who work in the medical field are among them. Boston Medical Center is only a few blocks away.
The residences feature 9 1/2-foot-high ceilings and floor-to-ceiling glass, with sliding doors that open onto a balcony. The flooring in the main living spaces is engineered wood, stained a dark espresso color, and the bedrooms are carpeted.
Dark chocolate Celador counters, high-gloss white cabinetry and stainless steel appliances give the kitchens a sleek appearance that easily blends into the open living area.
The baths feature deep soaking tubs with a swinging glass door and high-gloss vanities topped with Bianco Dolomiti marble. The nearby laundry closets hold a stacked washer/dryer.
